Fantastic. Well, I’ll start and then I’ll let Victoria fill in the blanks. So I spent 25 years in the Navy. Victoria and I met back in 93 and we’ve been married 30 years and she’s the she’s the rock that created all my military success. But we’ve lived all over the world. And as a couple collected over the years several single family homes that most military couples collect as they move from location to location.

And then with Victoria being a being a residential real estate agent, we rapidly learned the value of real estate. And, you know, we were fortunate enough to be very successful in the military and spent my last five years at Special Operations Command here in Tampa. And after our kids are grown, we have four beautiful grown kids and we decided to make it jump into a into a new career.

Now, when the kids were little, I was looking for my next job and a friend convinced me to go into real estate. And I’m so glad she did, because it was the perfect career for me. I got started in 2005 and still selling residential real estate to this day. It’s been a lots of ups and downs, as everybody knows, with the cycles of real estate, but I’ve definitely enjoyed that career, putting it a little bit on the back burner these days, still dabbling in it, but really more focused on the commercial space and buying apartment buildings.

I do the relationships because sometimes I can’t shut up. After I retired from the military in 2013, I went into I.T. sales, finished my career in March of this year with IBM. I am more the numbers, which is surprising for me being in real estate.

Oh, it was so great. I was just so happy how well he presented that. And I think it gave a lot of folks who aren’t underwriters and don’t really know exactly how to use that tool. It gave them kind of all the steps, really laid it out for them. I think it was excellent that he did that for us.

I did three over, I probably around three, 350 and, and because it was so good and I may want to have him presented in one of our biweekly training calls but but anyway.

Really kind of centers around team building. So in the military, obviously, you know, as an officer well as anybody in the military, you if you focus on you can’t do anything on your own. So it’s all about building a team and kind of recognizing your strengths and then even more importantly, recognizing your weaknesses. And I think what we’ve learned and what Rod and the Warrior program really emphasizes is, you know, it’s a team sport and you’ve got to really figure out what you do well and then kind of be able to swallow your pride and go, Hey, I don’t do this well and and then go out and build, you know, this network that that

And we, you know, we have force networking for for introverts like Victoria. We make them get up and meet other people and but, but now that’s that’s awesome. You know I don’t a lot of people don’t know but I’ve done 5000 doors with warriors over the last I don’t know four years I would say.

And and with the Maguires and I are actually looking at a deal together with the Curry team right now that we may get. And so, you know, I want to let people know that, you know, that opportunity exists as well. Obviously, you know, I’ve got a pretty significant network and have probably an easier ability to raise money than most.

And and so, you know, we get deals all the time and they brought us but like I say, that Largo deal that we almost got and then and then this one. So that’s one of the big benefits of being in a group of some sort is having connections and the ability to connect with, you know, other sponsorship groups.

So if you’re listening, I would encourage you to get in an environment like that so that not only can you compare notes on deals, but you can collaborate and, you know, collaborate with someone that’s done some deals because everybody starts out that way. They use what’s called a sponsor to take down their first deal or two, and then it’s on their resume and they’re off to the races and they don’t need that anymore.

But let me ask you guys this. What suggestions would you have for someone starting out in the business? They’re just getting going. You know what? What would you suggest they do either sequentially? Well, I have to give props to my husband on this one because he really kind of took lead on getting us going. It was great to go to the event and meet the people, but actually taking those first steps is really the hardest part. And he decided that he was just going to reach out to everybody that he could and schedule as many calls as he could with people just to get that network growing.

And that, I think, was a game changer for us. It’s something that I know I would have never done because that’s just not my personality. And it really helped us to get a jumpstart into the business and then really kind of identifying the areas that we both wanted to focus on and to excel in. There’s so many facets to multi family and you’re not going to be an expert at any of them. So he really latched on to that at a networking and to building a team and to really getting to know people really well. Yeah so I love Mark for you to connect some dots for the listeners. I know obviously you’ve talked about networking, how important that is. I’ve seen you make social media posts about how important relationships are for the listeners listening, though, who haven’t quite connected the dots yet. How have those relationships specifically led to doing deals and making money in multifamily specifically with you?

That’s a great question. That’s a great question. The story I tell is, you know, we went to the Road Warrior event, you know, in March after we had been Warriors for maybe a week and we met so many people and like Victoria alluded to after that event, you know, I spent probably two weeks after that making phone calls to other warriors.

I mean, I probably, you know, I didn’t do like Rod says, I focus on making five or six really deep connections. I was the guy that was kind of running around trying to meet people. And and so I call all these people and then we met probably eight or ten folks that we really connected with. So we started and they were all new to us.

So we started having these biweekly about a call every two weeks. And about eight of us, we call, you know, Thursday night at seven, we’d have these these calls. And we did that for probably a couple of months until we realized Shannon Aaronson, who Rod knows well, basically said, hey, we’re all relatively new. You know, we’re not doing deals.

We need to go provide value to people who are doing deals. And Rod had said that as well. And so we started you know, I started calling, you know, the folks in the warrior group that are doing deals and saying, hey, I know I can raise some money. And finally, you know, I got somebody. So I think the relationships, you know, and not be, you know, being not being too timid to reach out and say, hey, put me in coach and then being confident to deliver and ensuring that you do, you know, that got us into our first deal and and then you start, you know, with Victoria getting good at underwriting and the word gets out there and people are starting to send Victoria deals to try to have her check their homework.

You know, I mean, you’re going to be in this business you want to work for, you know, you always say, hey, get into a partnerships like been married.

Every day in the morning, we have our coffee and we kind of talk through pretty much anything and everything that comes to mind. And that’s really been a key for us, is to have that time together to talk through things. But our main challenge has been kind of agreeing, I guess, how hard we want to run with this, because when we first got into this, you know, Marv is retired now from his second career.

I can raise a bunch of money and and, and people frequently say, well, the best way to get into a deal is to find the deal or bring the money.

And then it then you rapidly learn that it’s a heck of a lot harder than you know, Then people just pull it out of a checkbook and write a big check for you.

Yeah, I mean, I think what happened for us that made us even think about doing multifamily in the first place was we’ve always had, you know, rental properties, as Mark mentioned earlier, and we got burned really bad on one of them. It was right when the market was turning and it wasn’t a good time to sell. So we became an accidental landlord.

We had a really horrific experience. Our tenants left in the middle of the night and we were informed by our our neighbors, Hey, your tenants. We just saw them pulling out in the middle of the night and we went to the house and it was an absolute disaster. It looked like someone had changed the oil in the middle of the living room.

The carpets were trashed. There was holes in the wall. They had driven their car in the garage into the air handler because the air handler was in the garage. So the AC was toast and there went any profit we had made throughout the whole time of renting. It was gone just in one fell swoop with with restoring that.
