Welcome back to life Time Cash Flow through Real Estate Investing. I’m Rod Cliff and I am thrilled that you’re here. You’re going to get tremendous value from the lady I’m interviewing today. Her name is Jasmine Salinas, and Jasmine is a serial entrepreneur, which is exactly what I am, which I freakin love. And she’s coauthor of a book called Powerful Female Immigrants.

00:00:21:01 – 00:00:35:13
Rod
She is She’s in 1300 multifamily units as a sponsor, co-sponsor and and working with several of my students, several of my warriors actually, in that in that enterprise And yeah. Welcome.

00:00:35:16 – 00:00:38:08
Jazmin
Thank you. Thank you for having me. This is an honor.

00:00:38:09 – 00:00:54:12
Rod
Oh, thank you for saying that. Now, I, I, we always start with having you give us a little bit your background. So you’ve got a very interesting background and it’s very brief bio, but it says a lot in a very little amount here. So, you know, expand on a little bit and give us a little background on who you are and why.

00:00:54:12 – 00:00:56:14
Rod
Real estate, when you immigrated, the whole.

00:00:56:16 – 00:01:23:05
Jazmin
The whole spiel. So yeah, I always been an entrepreneur. I actually had my first business when I was 15, hired my first employee when I was 15. And ever since, I never pursued the corporate world, I got my degree on business management with entrepreneurship. But then things changed for me. I was born and raised in Mexico, and then we have to move to United States.

00:01:23:07 – 00:01:25:25
Jazmin
And pretty much I had to start all over again.

00:01:25:25 – 00:01:27:07
Rod
Where did you move in the States?

00:01:27:09 – 00:01:27:26
Jazmin
Houston.

00:01:27:26 – 00:01:29:07
Rod
Houston. Okay.

00:01:29:10 – 00:01:36:11
Jazmin
So had to start over again. I didn’t speak English. I had to start my degree and it was very challenging.

00:01:36:14 – 00:01:38:03
Rod
And when was this?

00:01:38:05 – 00:01:39:12
Jazmin
11 years ago. Okay.

00:01:39:15 – 00:01:40:29
Rod
All right. Please continue. Sorry to interrupt.

00:01:41:00 – 00:01:59:05
Jazmin
No, it’s okay. So, yeah, just I wasn’t sure what kind of kind of business I wanted. So I was just saving money. I had the honor to have my dad as my coach, my entrepreneur coach, and he was telling me, whatever business you’re going to start, you’re going to need the money.

00:01:59:09 – 00:02:03:16
Rod
Was your dad an entrepreneur? Yes. Okay. So he was your entrepreneur, coach. Love it. Okay.

00:02:03:19 – 00:02:25:08
Jazmin
Saving money. Saving money. And at one point, I had $45,000 in my bank account. And I was like, I know I can do something with this. This is not allowed, but this is not too little. I can do something. But here is life frustration that I didn’t know what kind of business to start. So I was like, Well, I figured something out.

00:02:25:09 – 00:02:38:27
Jazmin
I’m going to get in real estate because that’s the safest place to put my money. So I start exploring slightly what to do, and I came across land and I bought my first piece of land.

00:02:39:01 – 00:02:44:17
Rod
I came across land. Okay. And. And you bought a piece of land with the intention of what?

00:02:44:24 – 00:02:46:16
Jazmin
No, I wasn’t sure. Oh, I see.

00:02:46:22 – 00:02:48:18
Rod
You just saw some land in Houston. You bought it?

00:02:48:19 – 00:02:57:17
Jazmin
Yeah. And I didn’t want to have my money in the bank anymore because it wasn’t doing anything right. So I knew in land Alyssa was going to appreciate. Okay.

00:02:57:19 – 00:03:05:01
Rod
So you’re banking on appreciation? Yes. Okay. Wow. Would I have talked you out of that if it was just for appreciation? But anyway.

00:03:05:01 – 00:03:05:13
Jazmin
All right.

00:03:05:15 – 00:03:06:23
Rod
I know cash flow.

00:03:06:26 – 00:03:07:11
Jazmin
Exactly.

00:03:07:15 – 00:03:12:09
Rod
And just taxes to pay. But. But I could please continue because I know you turned it into something.

00:03:12:13 – 00:03:27:04
Jazmin
Yeah. So after that, I start exploring all the real estate. I got the opportunity to do sales for a real estate investment firm, and I started learning how investors thing and.

00:03:27:07 – 00:03:29:00
Rod
What were you selling for real estate investing?

00:03:29:00 – 00:03:32:15
Jazmin
I’d single-family and small multifamily.

00:03:32:15 – 00:03:34:22
Rod
Gotcha. Okay. Did you get your real estate license?

00:03:34:22 – 00:03:35:22
Jazmin
No, I didn’t.

00:03:35:29 – 00:03:38:00
Rod
Know you were just selling on their payroll. Got it.

00:03:38:00 – 00:03:56:18
Jazmin
Okay. So that’s when I started learning about real estate. And I find out I didn’t get such a good deal on my lot. I pay higher than anybody else in the neighborhood. It was on the floodplain. It was a mess. Wow. So, got it for fall for 40,000 and sold it for 45. You know, rule number one.

00:03:56:19 – 00:03:59:12
Rod
Veteran, a sharp stick in the eye. Okay, That’s okay.

00:03:59:14 – 00:04:09:01
Jazmin
Rule number one, never lose money. Right. So sold it. And after that, I just got the confidence to do it over and over again. And I turned that into a whole business.

00:04:09:02 – 00:04:27:18
Rod
Flipping land. Yes. Mm hmm. You know, I was mentioning my. I’ve got a good friend, Jack Bosch, that has a teaches people how to do that. But you did it without any of that. You just learned from this investment career that you were doing. And so you started flipping land. Love it. It’s a great business. Yeah. So at what point were you like, okay, maybe I should do something else?

00:04:27:20 – 00:04:29:07
Jazmin
I continued to do like, are.

00:04:29:07 – 00:04:29:22
Rod
You still doing.

00:04:29:22 – 00:04:50:24
Jazmin
Like, I still doing that? Because that’s what finds my monthly cash flow. Because that’s my cash flow. But two years ago I was thinking like, this is just like I think I came across a quote or something that is like, this is just like a good get rich quick. But, you know, I wasn’t building any wealth for the long term.

00:04:50:26 – 00:04:51:20
Jazmin
This was just a.

00:04:51:20 – 00:04:53:03
Rod
Drawing as good as your last flip.

00:04:53:04 – 00:05:01:14
Jazmin
Exactly. Mm hmm. You say that in your book. So I start exploring all these things about multifamily, and I came across your book.

00:05:01:15 – 00:05:16:02
Rod
Oh, boy. It’s all downhill from there. Good Lord. So you got. You got my book, by the way, guys, my book is frickin free. Okay, You pay six bucks or something and will ship it to you if you go to Rod’s. It’s on Rod’s links, isn’t it, Matt? Yeah, I go to Rod’s links, and you can get it there.

00:05:16:02 – 00:05:18:16
Rod
You just pay the shipping anyway. Continue. So you got my book.

00:05:18:17 – 00:05:45:26
Jazmin
And I was actually trying to get an Airbnb single-family. And when I signed your book that you say that at one point you owned 2000 homes and how painful was to manage those properties and you ended up moving to multifamily. Yes, I was like, okay, so if I can escape the whole single family and go directly to multifamily, I’m going to do it.

00:05:45:29 – 00:05:51:08
Rod
You were smarter than me. So, yeah, well, good. And so what did you do?

00:05:51:11 – 00:05:53:06
Jazmin
So I attended your bootcamp.

00:05:53:06 – 00:05:55:05
Rod
Oh, yes. Right. You were in Orlando in September.

00:05:55:06 – 00:05:57:24
Jazmin
No, no, you’re in Denver.

00:05:57:25 – 00:06:12:11
Rod
Or you went to the Denver boot camp. Oh, that’s a special one for me, because my mom was there. Yeah, she died. Yeah. Yeah, I was behind the curtain crying like a little girl because she was out there. She’s all reason I got into real estate, you know, That was a special one for me. But anyway, so you went to the Denver Boot camp.

00:06:12:11 – 00:06:14:02
Rod
You read the book. What do you think of the book, by the way?

00:06:14:03 – 00:06:20:00
Jazmin
Oh, it was amazing. It was like when my third eye opened to really a whole world of thank my family.

00:06:20:00 – 00:06:28:29
Rod
Thank you, Thank you. I’ve never had a negative comment about the book ever, knock on wood, but never have nobody ever said anything bad. So you came to the boot camp, too. Did you enjoy the boot camp?

00:06:28:29 – 00:06:34:02
Jazmin
Oh, yes. That was like just like you say, drinking from a fire hose. Right, right.

00:06:34:04 – 00:06:48:11
Rod
Right. And you went to the Orlando one as well recently in September. You went there. You went to Denver, you went to Orlando, Natalee’s here with her from her team. And Natalie went to Orlando. Yeah. Did you like it, Natalie? She loved it. Okay. Thank you. I’m just. I need the love. I need.

00:06:48:18 – 00:06:50:26
Jazmin
You. It was amazing.

00:06:50:28 – 00:06:56:05
Rod
Thank you. Thank you. So you went to the boot camp? Is that where you met my. My peeps?

00:06:56:07 – 00:07:00:28
Jazmin
No, I started connecting because I was like, okay, this is what I want to learn.

00:07:00:28 – 00:07:05:01
Rod
How did you learn? We focus on networking in this business is about who you know more than what you know.

00:07:05:02 – 00:07:28:16
Jazmin
Exactly right. And I didn’t came across I mean, the guys that I’m working with, but I just started networking after that. I started looking for people who was doing that, who was crushing it, and I was looking for somebody who I could leverage their experience and track ranks. Because, you know, all these things that you teaches on the bootcamp were very intimidating for me.

00:07:28:16 – 00:07:37:17
Jazmin
Like I’m not a numbers person. I was like, If I wait until I understand the whole you’ll never stop writing, I’ll never start. It’s gonna take me 200 years.

00:07:37:18 – 00:07:38:04
Rod
Exactly.

00:07:38:08 – 00:07:47:06
Jazmin
So I was like, Okay, let me just connect with somebody. So I start connected, connecting with everybody. And I came across amazing people from the Warriors from.

00:07:47:06 – 00:07:55:06
Rod
The Warrior program. Yeah, yeah, yeah. Michael and John and yes, Alex and all these guys. So you, you aligned with them and they’re in Houston then as well.

00:07:55:07 – 00:07:56:15
Jazmin
No, just Mike is in Houston.

00:07:56:15 – 00:08:11:17
Rod
Okay. Okay. That’s right. Alex is in like Vegas or something. Yes. Yeah. Okay. Yeah. All warriors killing it, Mike. Mike is killing it. And when you align with some good guys. Oh, yes. And and so I know that we’ll keep talking. Then what happened?

00:08:11:23 – 00:08:32:09
Jazmin
I was clear that this is what I want to do. And I at the beginning, I started connecting with everybody. But once I met Mike, Billy and his team, I was like, These are the guys. This are my people who I want to work with. And I just wanted to add value to them. I wasn’t thinking like, Oh, what’s my share?

00:08:32:12 – 00:08:41:03
Jazmin
What’s in it for me? I was just hungry to learn. I wanted to add value because they were so aligned to what I wanted to do.

00:08:41:06 – 00:09:03:09
Rod
That’s a clue, guys. Okay? When you come at it from wanting to add value rather than what can I get people take you seriously. And so they took you seriously. And I know you went in there and co-sponsored 1300 units with them and raised money for those units. You’re involved in asset management and marketing for them. And I was just giving her kudos because they do a bang up job with their marketing.

00:09:03:09 – 00:09:18:17
Rod
And if she plays a big role in that, I’m I was actually very impressed because I was very impressed with some of the marketing they do. So talk about raising money for your first deal. Was it scary?

00:09:18:20 – 00:09:19:03
Jazmin
Yes.

00:09:19:06 – 00:09:30:12
Rod
Okay. Talk about it. So, so so where was it? How much did you were you supposed to raise? How much were you supposed to raise? How much did you actually raise? And talk about it a little bit.

00:09:30:15 – 00:09:48:02
Jazmin
Yeah. It was my first deal and I wasn’t sure how much I had to raise. I don’t think they gave me a number, but they told me, like we need money. So here I am. I was calling every single person that we had and I think I raised 250,000. Well, that’s.

00:09:48:02 – 00:09:50:02
Rod
All. Oh, wow. Yeah.

00:09:50:05 – 00:09:50:22
Jazmin
Yes.

00:09:50:23 – 00:10:14:09
Rod
Wow. That’s funny. That’s awesome. Okay, that’s awesome. Well, you know, yeah, we’re raising money for a deal right now, and it’s 12 million, you know? So anybody wants to get involved with us, they’ve got to do at least a million. But, yeah, no, that’s awesome. So. And, and and then you you liked it and you just kept going with it, huh?

00:10:14:15 – 00:10:40:14
Jazmin
Yes. To me was like, okay, I’m new, right? And of course, people don’t know what I do. Like, it’s not like you can ask people for money. Are they going to worried? It’s a bit building a whole relationship is putting yourself out there. So that’s why I started like going hard. I need and I attended every single event, start building relationships, putting myself out there and everything in search for me.

00:10:40:19 – 00:11:02:05
Rod
No, that’s fantastic. So now I know. So as far as you’re raising money because you’re brand new, it’s hard to be taken seriously. That’s why I was hard to raise much for your first one. You know, what sorts of things do you do as you’re building these relationships? And is there anything you do to to develop the relationship?

00:11:02:05 – 00:11:05:19
Rod
Speak to that a little bit as it relates to raising money from investors?

00:11:05:21 – 00:11:13:26
Jazmin
Yes. So the first thing I think it’s very important to be with a team that they have the track record, something that you can lean on.

00:11:13:28 – 00:11:21:14
Rod
You can lean on and say, hey, we have this many units, this is what we have done and and use that. Okay, very.

00:11:21:14 – 00:11:48:25
Jazmin
Good. So I use all that. Pretty much I’m just talking on their behalf. What we have done and to me is like everything is stars. Their relationship is stars face to face because yeah, we can send we sent like 1 million emails last year from massive capital, but that doesn’t build the relationship. But when people see you in person, you have a conversation and after that you start sending marketing.

00:11:49:00 – 00:11:57:29
Jazmin
I think that’s what changes the whole relationship. That’s why I put myself out there and I attend every single event. I’m everywhere.

00:11:58:01 – 00:12:09:26
Rod
Let’s talk about the marketing a little bit. So as you’re handling that, so you handle the email emails that go out, do you also handle the social posts and all that stuff as well? Yes. Okay. Did you have any background in that?

00:12:09:28 – 00:12:10:22
Jazmin
No.

00:12:10:24 – 00:12:12:06
Rod
You just took it and ran with it.

00:12:12:14 – 00:12:14:24
Jazmin
Whatever they needed. I got it.

00:12:14:26 – 00:12:23:06
Rod
Wow. Wow. And how long have you been aligned with them? Two years. Two years. So you’ve been doing the marketing ever since you showed up?

00:12:23:06 – 00:12:44:00
Jazmin
Yes. Because at the beginning we didn’t have anything like the branding existed. Passive capital didn’t exist. So we started building the brand. And I started like at the beginning, it was me creating marketing. After that, I hired a digital marketing company overseas based on a whole team.

00:12:44:01 – 00:13:01:10
Rod
Their Vas and everything. Right? Okay. So I know that, you know, you nobody can just raise money for a deal. It’s you absolutely can’t do that. You have to be involved in other things. You’re involved in the marketing. But I know you’re also involved in the asset management. Talk about some of the things you’ve done in the asset management front.

00:13:01:13 – 00:13:26:23
Jazmin
Yes, I actually have an amazing story with Asset Management. One property that we bought in Houston, classy property. C a location, very rough area. And I remember the first time that I walk the property. This was like noon during the day and I feel so scared to walk the property. I feel like somebody was going to starve me from the bag.

00:13:26:23 – 00:13:28:12
Jazmin
It was just rough that.

00:13:28:13 – 00:13:29:15
Rod
That bad, huh? Wow.

00:13:29:21 – 00:13:55:11
Jazmin
Trash in the parking lot, mattresses by the dumpsters. It was awful. I was like, there is no way. So, I mean, of course, we started working on the property. And funny thing, a year later, I was doing a showing for a potential tenant because it’s a smaller unit, it’s a 40 of 24 unit. So we pretty much I view the asset management on that one.

00:13:55:14 – 00:14:10:20
Jazmin
And I was doing a tour for one of the potential tenants and this was at eight at night and she asked me, Can you come delayed because I’m working? And I was like, Sure. So I went and it was a completely different vibe.

00:14:10:22 – 00:14:11:10
Rod
Yeah.

00:14:11:12 – 00:14:13:29
Jazmin
I felt safe, you guys.

00:14:13:29 – 00:14:20:18
Rod
It turned it around. Yeah. And cleaned it up and. Yeah, well, good for you. Fantastic. How long of a period of time? How long?

00:14:20:19 – 00:14:21:28
Jazmin
It was like a year.

00:14:21:28 – 00:14:31:12
Rod
A year Took a year. Yeah. That was a small 24 unit. Mm hmm. Well, what’s your favorite part? Let’s start there. That’s easier. What do you enjoy the most about what you do?

00:14:31:14 – 00:14:32:29
Jazmin
Building connections.

00:14:33:05 – 00:14:34:18
Rod
Relationships. You’re people.

00:14:34:18 – 00:14:35:07
Jazmin
People?

00:14:35:07 – 00:14:37:07
Rod
Yeah. Yes. Okay. You’re. You’re the extrovert.

00:14:37:12 – 00:14:38:09
Jazmin
Yes.

00:14:38:11 – 00:14:49:21
Rod
Which is why you don’t love the spreadsheets and the underwriting and all that crap. You love the communication. Same here. Okay. Now, that was a favorite. What’s the most challenging? Or did I already answer it? Yeah.

00:14:49:23 – 00:14:51:06
Jazmin
Yeah.

00:14:51:08 – 00:15:07:23
Rod
It’s the numbers. I mean, this business is numbers, though, guys. I mean, it’s primarily empirical. You get the numbers right, You ask all the right questions. Pretty hard to make a big mistake, but it requires communication. I mean, you noticed I made I made you get up at my boot camp and meet people, right? Yes. It requires networking.

00:15:07:23 – 00:15:30:23
Rod
And for some people, that is like like painful if they’re introverts, but they always thank me afterwards. But yeah, I make you get up and meet people because it’s so frickin important. I tell my warriors, my new warriors, when they come on, I say, Listen, meet as many warriors as you can get. Build relationships as many as you can, because the and I tell them this is going to sound crazy, but that is more important than learning the business.

00:15:30:26 – 00:15:32:00
Rod
Do you agree? It’s the.

00:15:32:00 – 00:15:34:19
Jazmin
Connection. Yeah, it’s know how it’s.

00:15:34:24 – 00:16:00:18
Rod
It’s who. That’s it. That’s a book, right? It absolutely is not how it too. And that’s absolutely true. And it absolutely applies in this business. And I tell him, you know, I know it’s going to sound nuts, but I don’t care if you go through the course materials, any of that, get out there and meet warriors. And so when we discovered that our most successful warriors by far are the ones that are most connected in the community, like the ones you’re working with it, we, you know, started doing things to facilitate those connections.

00:16:00:18 – 00:16:11:27
Rod
Like, you know, we’ve got warrior only events and and, you know, we connect people wherever they live and we do breakout sessions for our warriors. Anyway, we took it and ran with it because it’s such a critical piece of this business.

00:16:12:02 – 00:16:18:08
Jazmin
Exactly. We I always say there is we’re one connection away from a completely different life.

00:16:18:08 – 00:16:38:27
Rod
Oh, I love that. That’s a great quote. Yeah, I love that. You’re absolutely right. But you got to push yourself. You gotta have a little courage and get out there and and push yourself. So, you know, we have a lot of people that listen to this show that were where you were before you got into real estate. And for whatever reason, they haven’t taken action.

00:16:38:27 – 00:16:45:27
Rod
They know they need to take action. They need to do something. What words of advice would you have for them?

00:16:45:29 – 00:17:11:09
Jazmin
You need to stop thinking on yourself because it’s so easy to be caught up on fear or don’t want to put yourself out there because your thinking on yourself when when you’re sort of thinking about others, how you’re going to impact your family, communities, everybody around you, that’s when you have the courage to put yourself out there and take massive action.

00:17:11:10 – 00:17:32:13
Rod
Yeah, that’s that’s my catch phrase, massive in action, which you have done, by the way. But no, you’re right. When you’re focused inwardly, you, you know, people that are depressed are always focused in the mirror looking at themselves and the way to get out of that and to in and to do, you know, actually take action is business as you focus outwardly and you focus on what matters to you.

00:17:32:13 – 00:17:34:27
Rod
By the way, you’re very driven. What’s your why?

00:17:35:00 – 00:17:46:07
Jazmin
So I’m an immigrant, so I want to make the effort that my parents said of coming to this country where they live.

00:17:46:07 – 00:17:50:23
Rod
They came to this country. It was scary. And you want to make that worthwhile?

00:17:50:27 – 00:17:51:15
Jazmin
Yes.

00:17:51:17 – 00:17:54:19
Rod
You want to honor them by succeeding.

00:17:54:19 – 00:18:04:08
Jazmin
I feel like they sacrificed their lives to give us this opportunity, come to this country. And if I don’t do anything with my life, what was that.

00:18:04:11 – 00:18:25:24
Rod
Outcome for you? That’s a great Why? That is a great why. I told you, you know, my mom immigrated with my brother and I by herself from from Europe. I remember coming across on a big ship and I remember her crying when she saw the Statue of Liberty. True story, because she was crying. I was worried. Why? It’s only a memory I have of, you know, this is 658 years ago I was six.

00:18:25:27 – 00:18:47:00
Rod
So yeah. No, that’s a that’s a beautiful. What when you came across these warriors that, that you’re aligned with now talk about what you looked for in team members because you know, this is a team sport you know that I you heard me say that dozens of times at my boot camps. So my podcast, the team sport, it’s who you know.

00:18:47:02 – 00:18:59:09
Rod
And so what impacted you in those relationships? What what what did you see that made you want to align with them?

00:18:59:12 – 00:19:32:18
Jazmin
I will say was more like values that served their mission, their why? Because when I came to the work and it was like full of amazing people, brilliant people, people who was crushing it. And that’s important. But I feel like that was it was a lot of that. So I was looking for people who was more aligned in my goals, my values, but also somebody who was interested on my success.

00:19:32:20 – 00:19:55:08
Rod
So when you went to the boot camp is pretty overwhelming. You didn’t know, you didn’t know anybody, and so you started keeping doing these events. You came across these guys, you saw that you had similar values, similar core values. That’s critical first step and and they were also interested in your success. So everybody wants to support everybody. So it’s it’s a it’s a we all help each other.

00:19:55:08 – 00:20:16:07
Rod
A rising tide lifts all ships kind of thing. Okay, that’s good. I think I could add something because I know those guys and I think they’re really authentic as well. Would you agree? Yes. Yeah. I mean, they’ve got big hearts, so. Yeah, sure. So, you know, everybody thinks that this is all golden and nothing ever goes wrong. And we all know that’s not the case.

00:20:16:07 – 00:20:23:22
Rod
Okay. Why don’t you talk about a war story when you know you got your butt kicked? You had a you know, you know, I call them seminar. So talk about one of those and what happened.

00:20:23:24 – 00:20:53:00
Jazmin
Yes. So one property that we having, Houston, 218 units, uh, it caught on fire. Wow. We had to do it was on Rich that and so it was then the co-sponsors that we that we did this partnership would they steal from a bank account like 200? Oh, my God. So it was part of the cash flows. Of course, the property got really affected then.

00:20:53:07 – 00:21:19:27
Jazmin
They were not communicating with their investors are all so their investors are coming to us like, Hey, what’s happening? And we’re like, Well, we ended up taking over the property, taking over with the taking over from with the investors, sending communication to them, explaining everything that was happening and how we were going to turn that around. And then now we’re.

00:21:19:27 – 00:21:21:24
Rod
In the midst of turning it around right now.

00:21:21:27 – 00:21:22:11
Jazmin
Yes.

00:21:22:11 – 00:21:23:23
Rod
Yeah. Good, good, good, good.

00:21:23:29 – 00:21:29:05
Jazmin
And I was involving the CapEx as well. I mean, it was a classy property.

00:21:29:06 – 00:21:40:14
Rod
So CapEx, guys, is is the fix up. It’s the it’s the renovations you do to a property. So you were involved in helping with manage the the value add component where you’re doing capital expenditures to improve the property.

00:21:40:15 – 00:21:58:21
Jazmin
Mm hmm. Okay. Right. And when we took over that property with all our co-sponsors, I mean, the due diligence phase was already completed. So when we started doing the CapEx, all the renovations, so many units were in really bad shape.

00:21:58:24 – 00:22:20:06
Rod
You weren’t aware of that? Yes, I see. Yeah. So that’s the lesson. Yeah. Yeah. That’s, that’s a that’s a it’s dangerous when you get involved in a deal later on in, it’s in the, in the process because Yeah. We had uh, you know, I tell people try to be in on the due diligence walk every single unit and but, but you’re turning it around.

00:22:20:12 – 00:22:24:13
Rod
Yes. Yeah. Good, good, good, good.

00:22:24:15 – 00:22:35:07
Jazmin
And the investors are very happy. Yeah. Good with everything that we are going, all the communication because they get to see the bad, the ugly, everything’s right.

00:22:35:10 – 00:22:35:22
Rod
Nice.

00:22:35:23 – 00:22:36:13
Jazmin
Happy.

00:22:36:16 – 00:22:47:28
Rod
If you could go back in time to when you first got to the States or earlier or whenever, any point in time until younger Jasmine something. Is there anything you do differently?

00:22:48:01 – 00:22:51:02
Jazmin
I will start investing in myself sooner.

00:22:51:04 – 00:22:53:13
Rod
In your training and learning and all that stuff.

00:22:53:13 – 00:22:57:12
Jazmin
Okay, let’s get in on the things that nobody can take away from me.

00:22:57:12 – 00:23:17:09
Rod
Oh, that’s good. That’s really good advice. So how did you get over the fear of pushing forward in multifamily and raising money and doing these things that you had no idea of initially? How did you get past that fear? I’m sure a lot of women wonder how you got past the fear.

00:23:17:12 – 00:23:35:08
Jazmin
Yeah, I feel like it’s normal for us to have that fear. Would we just need to brush it off? Yeah. To me, it’s like it’s normal to have fear. Of course I don’t. One of those is this is intimidating, But if I let it sink, then I will never do anything. So to me is like I recognize I’m scared.

00:23:35:09 – 00:23:40:14
Jazmin
I’m nervous right now. I don’t want to do it, but let me brush it off. I’ll let me do it.

00:23:40:17 – 00:24:05:04
Rod
Listen, everybody has fear, right? Yes. Successful people push through in spite of it, as evidenced by you sitting here. And you know the people that don’t succeed, let it stop them. You know, the they say f everything and run instead of face everything and rise, which is what you do. So love it. So I want to circle back to the land thing for a minute because you’re you’re really doing well with that.

00:24:05:07 – 00:24:14:21
Rod
Was that just from going out and doing it? Did you did you see other people doing it? How did how did that come together?

00:24:14:24 – 00:24:33:00
Jazmin
No, I was just I think it was more like it. I wasn’t ready to the fake simply because I don’t have any contractor background. I didn’t want to mess with all I wasn’t ready to buy. I was debating like buying a four plex, living one.

00:24:33:07 – 00:24:34:13
Rod
Sure, sure. How sick.

00:24:34:13 – 00:24:55:23
Jazmin
That exactly. Yeah, but I. But I wanted to do something like right now. So to me was like, let me do something real quick and then I’ll figure it out. Let me take more time to decide what’s next. But in the meantime, let me just pull my money out of the bank that is not making any money. And then we I decided what I wanted to do in real estate.

00:24:55:25 – 00:25:07:01
Rod
So I’m just just for my own personal curiosity. How do you buy a piece of land? How do you sell it? I mean, how do you how do you let people know what’s available? What did you do to market to market your land?

00:25:07:05 – 00:25:32:01
Jazmin
Well, I have a whole database of people who are buying. And this is another thing of course, I’m on a mission to help people leave a legacy. And I feel with apartments it’s a certain level. Not everybody can invest on that. However, an on land, I feel like some people want to just get their very first real estate property and I’m able to help them.

00:25:32:01 – 00:25:35:17
Jazmin
I’m able to finance and, you know, hold those notes for them.

00:25:35:22 – 00:25:38:12
Rod
Oh, so so you’re selling to somebody and just taking paper.

00:25:38:12 – 00:25:55:08
Jazmin
Sometimes. Sometimes. Sometimes I just sell it for a cash. But all my marketing, especially, you know, I’m very I mean, I really help my people. All my marketing is in Spanish. Some people don’t have credit, some people don’t have social. So I just help them get their property.

00:25:55:11 – 00:26:10:16
Rod
Oh, interesting. Okay. Okay. Did you have any flaws or weaknesses that you had to push through to be a success? Were there any things that were really holding that you felt were holding you back that you had to turn around for yourself?

00:26:10:19 – 00:26:26:21
Jazmin
Also was more mentally, obviously able slide? Oh, I’m an immigrant astronaut. Oh, I don’t speak English, I shouldn’t. And all these labels that society put on us like to me was just like ripping off those labels.

00:26:26:21 – 00:26:32:00
Rod
And so you felt them initially, but you, you move forward in spite of them anyway.

00:26:32:07 – 00:26:53:23
Jazmin
Yes. And of course, we go back to my dad. I remember at one point I was just not seeing the light and he told me, I’m sorry that you’re going through this, but I’m just going to tell you one thing. So somebody else in the same situation that you is winning.

00:26:53:25 – 00:26:54:27
Rod
Mm.

00:26:54:29 – 00:26:59:24
Jazmin
So I pretty much had to wipe down my dinners and go figure it out.

00:26:59:27 – 00:27:09:07
Rod
That’s great advice. That’s great advice. He’s got. Is he still with us? Yes. Oh, that’s beautiful. So why do you think people fail or give up?

00:27:09:09 – 00:27:33:21
Jazmin
Because they get so caught up on their head. Yeah. Most of the time we don’t know how we going to those things. If you ask me if you will told me ten years ago, you’re going to be owning all these apartments and having all these units doing all this, our family right. So I feel like when people fail is because they don’t see how they going to do it and they get so caught up on on their head.

00:27:33:24 – 00:27:34:18
Jazmin
Mm.

00:27:34:21 – 00:27:51:03
Rod
If you’re in your head you’re dead. Yes. Yeah. Especially those of you. I love you. Those of you that are analytical, those of you that have to check off every single box before you make a move and you know who you are. And I love you. And you’re frankly, some of the most successful people in this business. But you got to actually make a move right?

00:27:51:05 – 00:27:52:03
Jazmin
Massive action.

00:27:52:03 – 00:28:14:12
Rod
Massive freaking action. So what are some common myths or lies or misconceptions that you may have heard before you got into real estate about real estate? Are there any any things that you were told that about real estate, that that that are, you know, inaccurate? But but people may have told you before you got into it when you said, oh, I’m going to get into real estate?

00:28:14:12 – 00:28:17:24
Rod
And did you hear anything like that? Any negative stuff?

00:28:17:26 – 00:28:41:24
Jazmin
Oh, no, negative. I will just say, for example, in the multifamily side, I hear so much like, yeah, getting capital, raising raise capital. It’s so easy if you had a good team and if you have a good arm, if you have a good team and a good property, you can raise capital really easy. And that is absolutely not true.

00:28:41:24 – 00:29:02:03
Rod
No, no, it’s not. No. You actually have to build relationships and have a track record and and put together a great presentation and then have a good. Yes, you have to have a good deal. So do you have any favorite stories from this real estate path you’ve been on? Do you have any any any stories you like to share?

00:29:02:05 – 00:29:26:05
Jazmin
I’ve been just so focused on let me figure it out. Doing it. And then out of the blue, some people come to me and say, Thank you so much for taking massive action because you inspire me to do this. Or thank you so much for sharing your story because I was going through this and I listen to you and that switch.

00:29:26:07 – 00:29:29:03
Jazmin
So those are the little things that have helped me.

00:29:29:07 – 00:29:41:20
Rod
Nice, nice, nice. Now you’re a leader. What is a characteristic that you think every leader should possess or characteristics, plural?

00:29:41:22 – 00:29:45:16
Jazmin
One is building somebody else? Mm.

00:29:45:18 – 00:30:06:12
Rod
Good answer. Oh, that’s such a good answer. Good answer. That’s a that’s, that’s a big one. You help enough other people. Bill may be wealthy, you’ll be beyond wealthy. Yeah. We’ll leave it at that. That’s a fantastic answer. You know. You know, what did you have to give up to be where you are right now? Sacrifice. What sacrifices did you have to make?

00:30:06:15 – 00:30:30:01
Jazmin
Well, have to change a lot. Uh, I have to. So first of all, work on my mindset, put all my time, energy and money in my mentor’s. You know, I call you mentor. Thank you. I have Tony Robbins green card on putting myself in those rooms, being open to to that people.

00:30:30:06 – 00:30:31:14
Rod
Being teachable coachable.

00:30:31:14 – 00:30:36:15
Jazmin
Yes. Yeah. And being comfortable surrounding yourself with this kind of people. Yeah.

00:30:36:17 – 00:30:45:04
Rod
Because it’s a little scary. Yes. They’re motivated. They’re like, Oh, let’s go kill it, you know? And, you know, for some people that are the little intimidating, right?

00:30:45:08 – 00:31:05:11
Jazmin
Mm Yeah. And I had, I always had a clear like what it, what helped me get my first 45,000 is not the same thing that is going to help me get my first million and my first the the person who I was when I had my first million is not going to be the person who is going to help me, my 10 million and so forth.

00:31:05:13 – 00:31:10:10
Jazmin
So I feel like I’m always changing and I’m always adapting.

00:31:10:10 – 00:31:10:28
Rod
Evolving.

00:31:11:03 – 00:31:15:22
Jazmin
Evolving to the next level and be open to unlock the next level.

00:31:15:23 – 00:31:29:03
Rod
Nice, nice, nice. And there’s always another level. There’s always another level. You know, if you could give my listeners and watchers one piece of advice, what might it be?

00:31:29:05 – 00:31:40:05
Jazmin
Take massive action because you are one deal, one connection, one situation from a completely different life.

00:31:40:05 – 00:31:55:28
Rod
Yeah, yeah. If you lost everything today and had to build your business, rebuild in a brand new location with no contacts, you know, maybe only $1,000 to get started. How would you do it?

00:31:56:00 – 00:32:02:14
Jazmin
I will just go look for the people who are crushing it in that location on any business.

00:32:02:16 – 00:32:12:07
Rod
Yeah, that’s it. That’s it. Get around. You got to get around the people. Yes. Good answer. So what are you most excited about right now?

00:32:12:09 – 00:32:26:01
Jazmin
My community of women. Yeah. I’m on a mission to help 1 million woman create generational wealth through real estate, but also fostering personal, professional on a spiritual growth.

00:32:26:04 – 00:32:58:19
Rod
Nice. Nice. I know that you coauthored Powerful Female Immigrants and you’re the founder of She and I love it. That’s just helping women. I love it. You know, when I was telling you in our warrior group, we’ve got this incredible group of women that meet and do deals together. And I’ve got women that are single parents, you know, single household, you know, raising kids.

00:32:58:19 – 00:33:09:02
Rod
And they have thousands of units. It’s super, super exciting. Do you have any morning habits that that that you do consistently to get you juiced for the day?

00:33:09:05 – 00:33:09:19
Jazmin
Yes.

00:33:09:20 – 00:33:10:15
Rod
Talk about that.

00:33:10:18 – 00:33:22:07
Jazmin
I just started a mastermind, a morning mastermind, because that’s probably one of my struggles having a morning routine. So I just join a mastermind to help me build my morning routine.

00:33:22:09 – 00:33:24:19
Rod
Because we And so what do you do?

00:33:24:21 – 00:33:27:00
Jazmin
So we start with gratitude.

00:33:27:03 – 00:33:27:24
Rod
Of course.

00:33:27:27 – 00:33:33:02
Jazmin
Are reading, moving our body, and then we’ll connect and have.

00:33:33:04 – 00:33:52:08
Rod
Just like the Hal Elrod miracle morning stuff. Yes. Yeah. Yeah. Fantastic. I just had him on the show recently. He just came out with a new version of his book and my Warriors all get a copy of his book because it’s so important and morning routines critical. So what are the three best things about you, Jasmine?

00:33:52:10 – 00:33:59:09
Jazmin
One is my commitment. I’m all in Whatever I’m doing.

00:33:59:12 – 00:34:08:15
Rod
It’s in, you’re in. There’s no no dip in a tone of water. No one foot in, one foot out crap. It’s done. It is freakin done. Yes. Okay, What else?

00:34:08:18 – 00:34:10:17
Jazmin
Second, I’m very loyal.

00:34:10:20 – 00:34:16:05
Rod
Very loyal. Yes. Agree? Yeah, I can see that. Okay.

00:34:16:08 – 00:34:21:19
Jazmin
And the third one is just very willing to help somebody else.

00:34:21:19 – 00:34:39:25
Rod
Nice, nice, nice, nice. Power moves to those who serve. You know, I. You saw at the Denver and the Orlando event, I had my Hall of Fame for Warriors and, you know, we did a slide for each one, and every single one of them does something to make the world a better place. I was like, I started seeing that.

00:34:39:25 – 00:34:54:19
Rod
And every single one does something philanthropic and and to make the world a better place is a beautiful thing. So you you’ve had some great mentors. Thank you for including me in that list. What do you think is one of the best pieces of advice you’ve ever gotten?

00:34:54:21 – 00:34:59:03
Jazmin
Yeah. One is where you put energy is where it grows.

00:34:59:05 – 00:35:07:03
Rod
Where you put your energy, you anything you give your total energy to flourishes, but it’s got to be total energy. Yeah, that’s right. All right. What else?

00:35:07:05 – 00:35:14:13
Jazmin
Nothing grows on one day. You say all the time on the in the conference.

00:35:14:15 – 00:35:19:15
Rod
Oh, yeah, yeah, yeah, yeah. The comfort zones. A nice, warm place, and not a damn thing grows there.

00:35:19:18 – 00:35:28:23
Jazmin
But it’s always on me. Because every time I feel like I don’t want to do this and this is pulling me out of my comfort zone, I think about that one.

00:35:28:24 – 00:35:42:22
Rod
You know, Tony Robbins has a quote. The quality of your life is in direct proportion to the amount of discomfort you can take. And if you look back and those of you listening, if you look back on anything amazing you’ve ever done, I promise you, you got uncomfortable. Oh, yeah. Yeah. All right.

00:35:42:22 – 00:35:46:28
Jazmin
One more. Somebody in the same situation that you are.

00:35:47:00 – 00:35:47:17
Rod
Is killing.

00:35:47:17 – 00:35:48:05
Jazmin
Is killing.

00:35:48:06 – 00:35:53:06
Rod
Is killing it. Yeah. That your dad was a good one from your dad. I love that. So do you have any quotes that you love?

00:35:53:08 – 00:35:54:14
Jazmin
I actually have three.

00:35:54:19 – 00:35:56:01
Rod
Three. Okay, let’s hear them.

00:35:56:04 – 00:36:02:29
Jazmin
One is whatever you do, do it with all your heart as doing it for the Lord, not for human martyrs.

00:36:02:29 – 00:36:03:21
Rod
Nice.

00:36:03:24 – 00:36:16:03
Jazmin
No. The second one is it takes drastic steps to be successful. And the third one is Lord, help me get one more.

00:36:16:05 – 00:36:39:00
Rod
