shout outs:

Any comments about your experience so far in the Warrior Program?

It has been wonderful to be part of this community of positive, driven, kind, and like minded individuals. This is where I met my partners. Having a coach (Powell) has helped keep me accountable, push me, and guide me. Rod’s and Scott’s guidance has been invaluable too. I can only be grateful for the lessons learned and the opportunities created.

What are some hurdles you had to overcome to get this deal done?

Shortly after we entered into contract, interest rates started rising and the lending market adjusted rapidly. Some lenders froze their products. This forced us to seek an alternative. Since we bought the property at the right price (and were also able to negotiate a minor seller’s credit) and since we had multiple exit strategies, we were able to pivot.

What are some of the lessons you learned with this deal?

This is like a marathon – an experience of mind over matter. However, with the right team by your side you can accomplish anything. Underwrite conservatively. Know your exit plan(s). Develop relationships with multiple lenders. Select partners with similar values and goals.

Although we have numerous documented successful deals from our coaching students, we cannot track all of our students’ results, and therefore cannot provide a typical result. You should assume that the average person makes little to no money or could lose money as there is work and risk associated with investing in real estate.
