Andrew is an attorney with his own practice specializing in commercial litigation and commercial real estate syndications. Diana is the founder of her own executive recruiting firm. How did you structure the financing of this property?

Borrowing $1,05 million at an 8% interest rate.

Was this a joint venture or syndication?

Syndication.

How did you raise the equity?

Equity was raised by tapping into the personal of the GPs to find LPs.

What was the equity raise?

$900,000

What are some hurdles you had to overcome to get this deal done?

This deal had to close before the end of 2023, and the equity raise only began in early December, so equity raising had to be accomplished in a couple weeks, during the holidays. It was difficult to get the deal funded, but we did it.

What are some of the lessons you learned with this deal?

We learned that a determined team can close a deal in a short period of time, but that you are much better off giving yourself time for the equity raise. We were also pleasantly surprised how many of our friends were interesting in learning about commercial real estate and investing.
